1. Do your Homework. Sit down with your Realtor and look at GOOD comparables in the area. Some homes are difficult to draw a comaprison to, but, if you pay attention to details they are out there. One of a kind homes are few and far between, so finding comps that will help you choose the proper price is doable. 

2. LISTEN to your Realtor. If you are hiring a professional Real Estate Agent who is getting paid because of their knowledge and experience in the market, then listen to them. Trust me, Realtors want your house to bring TOP Dollar because in the traditional market, the more you make the more they make. They want nothing more than for your house to sell for as much as possible, but their wisdom and knowledge of your market is a key asset to actually getting your house sold. So Listen to their advice and price your house accordingly. 

3. Dont Make False Assumptions based on a Hot Market. Just because things are selling like hotcakes in your area does not mean you can price your house out of the market and expect to get what you are asking. If you want more for your home in a hot market, then the key will be to price it right and let the Buyers compete over it. Pricing it too high will cost you the competition and you are more than likely going to have to take less than you originally hoped for!
